Taking The Guesswork Out Of Selling Your Home

A lot of us become emotionally attached to our properties in one form or another. Whether it’s a property we’ve called home for years or one in which we are invested, emotions can easily keep you from making a big profit and moving the home quickly. To help you generate interest in your home, you should make sure your home and yard look good from the street. It should look well-kept and attractive. This will create interest from potential home buyers. Many buyers assume that neglected yards mean that the interior of the home was ignored as well. You should mow the lawn, fix the fence, plant flowers or whatever else may have been ignored. It will be well worth it.

When renovating, pay attention to the area around you. Building a pool is a great improvement at any time. Building a pool, tennis court, guest house, and spa in an area filled with single family homes however may not be the best choice. If your house is significantly improved from the surrounding area you will have trouble selling when the time comes.

Think about your sales price and choose it carefully when selling your home. If you set the price too high, it will turn off many buyers. You cannot undo this damage once it has been done. Those buyers will always know what you originally asked and they will see it as a weakness.

Replace your dying summer flowers with some pumpkins or some mums, and you will make an uninviting home look like a place that anyone would feel happy owning. These simple changes make your home look full of life and give the buyer the motivation to make you an offer on it.

Before you start showing your house to prospective buyers, make sure all minor repairs have been completed. It may not seem like a big deal to you, but that dripping faucet in the bathroom could cause a buyer to turn tail and run. From their perspective, if you didn’t even bother to fix a leaky sink, what else is wrong with the place?

When you are negotiating with a potential buyer, you can offer to purchase a warranty on your home if they complain about items that are old and may break down after they purchase it. This is a nice option because the warranty costs less then changing the item plus it gives the buyer a peace of mind if something should happen.

Make sure to create the proper atmosphere for a showing. Turn on all the lights, have some relaxing music playing in the background, and light a few candles to make the home smell nice. You might also want to include a thank you note at one of the last rooms that they would look at. This will help the potential buyer enjoy looking at your home and make the buyer just feel more relaxed.

  5. why is everyone so impressed with this guy? There are a lot of people out
    there that probably work harder everyday and are better in every way. The
    reason he’s making so much more money than everyone else is because of the
    high end market he is in and the connections that came along with his
    previous job. Almost all of his success has branched from him simply being
    born into an affluent family. A lot of people don’t even come close to
    having the advantages that have so easily fell upon this guy so don’t go
    putting this guy up on a giant pedestol as someone you strive to be like,
    look up to someone who came from nothing and worked their ass off everyday
    to be successful.

    connected guys!

  11. Okay… Maybe this guy doesn’t really have a clue what it’s like to start
    at zero as a RE agent, but so what? It’s a little irritating, but that’s
    his reality, and why should I resent someone that happens to be fortunate?
    How often do you stop and think about how lucky you are to be born in a
    western society? Our lives are all relative to the reality we were raised
    in. No need to bash on people that happen to be more fortunate. There are
    far more people LESS fortunate than you, and a lot of them probably resent
    you. No matter who you are, there will ALWAYS be people more fortunate.
    Concentrate on yourself and you may find yourself there some day.

    I would like to tell a story to everyone that sees this video. It relates
    to hIs philosophy in life. I will try to keep it short.
    Background, i was the normal, highly competitive male in business for most
    of my life.
    Here is the lesson that i got from the book, PLEASE READ AND LEARN:

    The book says that that you will enjoy more success by trading in your
    competitive mind for a ‘creative mind’. Instead of operating from the realm
    competition, you can use your God given creative mind to improve your
    business.

    The competitive mind is the place where the majority of people spend
    their daily life and that of those around them operate. It is the mentality
    that resources are scarce, times are tough, and that there must be winners
    and losers. It leads to a natural sense of distrust, anger, hatred and
    inherent competition in everything we think or do. We fight, we scramble,
    and we stomp on others to take care of ourselves, regardless of the
    consequences. Most people (the majority) live in this system and either
    knowingly or unknowingly adhere to its doctrine. It is the world’s
    doctrine, not that of the Bible.

    When you operate from the position of the competitive mind, your focus is
    almost exclusively on you. You are focused on how you will benefit or stand
    to gain, and on what’s in it for you. You are not focused upon others, even
    though we are called by Jesus to just that. “Do to others as you would
    have them do to you, Luke” 6:31
    you look to do the minimum required in order to get the result you want.
    The creative mind, on the other hand, is the mind that is in harmony with
    Gods laws. This system operates from the perspective of Gods abundance and
    the purpose of increasing life for the benefit of everyone. Its focus is on
    helping and serving others.

    Zig Ziglar said that you will get all you want in life if you help enough
    other people get what they want. This is an attitude born from the
    perspective of the creative mind. Having a servants attitude; a philosophy
    of ‘adding value’ whenever you are involved in a business transaction. If
    the client does not receive more benefit than you take from them in
    monetary payment, then it’s not worth being involved. This is a common them
    or law of the truly successful Christian person can be found in the
    following statement: the path to fulfilling your Godly purpose and to
    living your God given destiny is through the service you provide to others.
    The statement “Others Lord, others Lord, may this my motto be” says it all.
    We must strive to bring value, increase, love, kindness, humility and gain
    to every situation we are involved in. Win-win, adding value, and providing
    a beneficial service to others is what must strive for as business people.

    When you are operating from the perspective of the creative mind, you
    become intent on leaving the impression of increase in everything you do.
    This translates into doing each task you undertake to the best of your
    ability. For whomever you may be doing it. You place your focus on
    providing the fullest service possible for others. In turn, you make the
    world a better place.
    Our natural instinct as humans is to compete to win, to over power, to
    fight for what is ours, to compete… but when we live in the creative
    world, where we know God has more than enough for our needs, and that we
    must be thankful and grateful for what He has given us, we tap into a
    healthy, positive, win-win mentality which helps our minds change
    direction… we start dwelling on being positive and helpful and solution
    oriented, we do not get mired in the Competitive mindset.

    We must always TRY to live our lives with a thankful and grateful
    attitude. Our mentality should always focus on what have been blessed with,
    not what we do not have.

    Being thankful (counting our blessings) takes the focus off ourselves,
    and directs our thinking process in a direction of gratitude. When you
    learn to count your blessings, you start to realize what you really have in
    life. When we focus on what we don’t have, we bring on more of the same.

  13. hey man I have couple questions

    I’m not very sure about this real estate deals I just know I’m a good sales
    man and sales person and I would love to be in real estate working for a
    company or someone selling houses applying my skills or selling any kind of
    property to customers earning commissions. What kind of real estate person
    does that make me and where do I apply for this kind of position.. I’m not
    interested in buying properties right now as I dont know much about it and
    would like to start from the bottom working my way up to hopefully learn
    and apply the skills of buying properties and flipping them and etc…

    All I really want is to , get my license, work for someone or a company and
    make money using my enlightened selling skills..
    If that’s even possible^

    It helps to have great connections but it does not guarantee you success.
    Being a real estate agent is hard work and regardless of who you know or
    how successful you are, you can never slack off or stop being goal
    oriented. He is successful because he works at it and has great people
    assisting him. If he did not perform as a top notch agent, do you seriously
    think he would get the referrals or remain on top.
